Why McKinney Homeowners Choose Pest Me Off for American Cockroach Control
Pest Me Off is a family-owned, Texas-licensed pest control company that has been clearing water bugs and sewer roaches out of McKinney, Plano, Frisco and Allen homes since 2014.
Every home is treated by a licensed applicator, never a subcontractor. The American cockroach is not a kitchen roach. It lives outside in the sewer line, the mulch beds and the storm drains, and it comes up through your floor drains and in under the garage door. Spraying the one you find in the bathtub does nothing about the dozen still in the drain. We treat the drain access and the perimeter where they actually come from, which is the part that keeps them from coming back.
How our American cockroach exterminator service works
The roach in your bathtub is not the problem. It is one scout out of a population living in the sewer line, the mulch and the storm drains outside. Spray it and the next one comes up the same drain that night. The RID Method treats the system: the drains they climb, the perimeter they breed in, and the gaps they squeeze through. Remove and Install both happen on the initial visit. That is our one-time Roach Knockout service. Defend is the ongoing step, available on a recurring plan, for homes that face steady pressure from a nearby sewer main or greenbelt.
Remove Them at the Drains and Outside
American cockroaches come up the plumbing and in from the yard, so that is where we Remove them. We treat the floor drains, sink drains and dry P-traps they climb through, then knock down the outdoor spots they breed in: mulch beds against the slab, wood piles, sewer cleanout caps and irrigation boxes. Kill the one indoors only and the sewer refills it by morning. We hit the source.
- Floor drains and sink drains treated where the roaches climb out of the sewer
- Outdoor breeding spots knocked down: mulch beds, wood piles, leaf litter at the foundation
- Larger outdoor bait stations sized for big roaches, not the small kitchen kind
- EPA-registered, pet-safe once the treatment dries (1 to 2 hours)
Install Scorched Earth Barrier
On the same visit, we Install the Scorched Earth Barrier around the foundation and seal the routes they use to get in: the gap under the garage door, weep holes in the brick, pipe penetrations and attic vents where trees overhang the roof. A roach can flatten to climb under a worn door sweep, so closing those gaps is half the job.
- Scorched Earth Barrier laid down where the perimeter meets the foundation
- Garage door threshold, weep holes and pipe gaps sealed against entry
- We flag the moisture pulling them in: a leaking hose bib, clogged gutter or AC line
- Pets and kids back inside in 1 to 2 hours
Defend Year-Round
Remove and Install clear the roaches pressing in today. Defend keeps them out. Quarterly visits keep the Scorched Earth Barrier and the drain treatment live, so when the sewer population surges in the late-summer heat your home is already sealed. The one-time Roach Knockout service handles R and I. Defend is the step you add when you want it held.
- Quarterly re-treatment carries you through the August-to-October peak
- Guaranteed re-service whenever our tech confirms it is warranted
- Contract plans and no-contract options both available
- Quarterly plans start at $40/mo, billed monthly
Texas A&M AgriLife and Penn State Extension both describe the American cockroach as an outdoor, sewer-dwelling pest that enters through drains and perimeter gaps, which is why lasting control means treating the drain access and the exterior, not just spraying indoors. We do both on one visit.

Adult American cockroach on a garage concrete floor in McKinney
On a Craig Ranch inspection in May 2026, the homeowner was finding big reddish-brown roaches in the garage near the water heater (pictured). That is the textbook spot for this species: the garage floor drain ties straight into the sewer, and the dry P-trap had left the line wide open. The yellow collar behind the head confirmed an American cockroach, not the small kitchen kind.
The roach on the slab was never the colony. We treated the floor drain and the water heater closet, laid the Scorched Earth Barrier along the foundation, and sealed the gap under the garage service door. We also flagged the mulch piled against the slab as the outdoor breeding ground feeding the problem.
One roach on the garage floor meant the floor drain was an open door to the sewer.

Why DIY Roach Killer Fails in McKinney TX
Every can of roach spray and every box of bait promises to end it, and every garage where the water bugs are back next week proves otherwise. The problem is not the product. It is that the American cockroach does not live in your house. It lives in the sewer and the yard and walks in through your drains and door gaps. Kill the one on the floor and the sewer sends another. Here is what homeowners try, why it falls short, and what we do instead.
| What homeowners try | Why it fails | What actually works |
|---|---|---|
|
Spray the roach you see in the bathtub or garageRaid, Ortho Home Defense class
|
It kills one scout, not the source.
The population lives in the sewer line and the yard, so the next roach climbs the same drain that night. Indoor spray dries up before it reaches a single breeding site. |
We treat the drain and the perimeter they come from.
Drain treatment at the floor drains plus an exterior barrier and bait around the foundation, applied by a licensed applicator. |
|
Drop kitchen roach bait under the sink and along baseboardsCombat, generic gel bait class
|
That bait is built for the small kitchen roach.
American cockroaches forage in the garage, the utility room and outside, not the cabinets, and small gel dots are sized for a different species. The bait sits where the big roaches never travel. |
We bait where the big roaches actually move.
Larger bait placements and exterior bait pellets in the mulch, perimeter and utility zones, matched to this species. |
|
Set off a fogger or bug bomb in the garage
|
The fog never reaches the drain or the sewer.
It coats open surfaces and drives roaches deeper into wall voids and the drain line, while the population outside and in the plumbing is untouched. They walk right back in. |
We close the drain and the door they use.
Treat the floor drains, fill the dry P-traps, seal the garage threshold and weep holes, then barrier the foundation. |
|
Pour bleach or boiling water down the drain
|
It clears the trap for a day, not the line.
The roaches live deep in the sewer main beyond your home's pipes, and the species can hold its breath for up to 40 minutes, so a pour-down rinse does not reach or stop them. |
We treat the drain and keep the trap sealed.
A drain treatment at the entry point plus advice to run water in unused drains so the P-trap stays full and the sewer stays blocked. |
How to Know You Have American Cockroaches
A few quick tells confirm an American cockroach before we treat. For the full identification guide, the water bug lookalikes, and the life cycle, see our American cockroach pest library.
At 1.5 to 2 inches, this is the biggest roach you will find in a Collin County home. It is reddish-brown with a light yellow band ringing the area behind the head. Big, glossy and copper-colored is the fast tell. On warm humid nights the adults will even glide short distances toward a light.
The clearest sign is where you find it: in the bathtub, the garage near the floor drain, or the utility room by the water heater. They climb up through drain lines from the sewer when a P-trap dries out. A roach trapped in a smooth tub it cannot climb out of is a classic.
A heavy population leaves a musty, sewer-like odor in the garage or utility room, often before you see a single roach. You may also spot dark, ridged droppings near drains, the size of a grain of rice with blunt ends. Both point to an outdoor, sewer-linked roach, not a kitchen one.

Full American Cockroach ID guideAmerican Cockroach Prevention in McKinney TX Homes
American cockroaches surge every late summer when the heat drives the sewer population up into cooler homes. Our one-visit treatment clears the ones pressing in today. Keeping them out through the August-to-October peak takes a sealed perimeter and a dry foundation.
Ongoing service keeps the barrier and drain treatment live straight through the late-summer peak. Quarterly plans start at $40/mo with guaranteed re-service when our tech confirms it is warranted. No-contract options are available too.
See plan optionsKeep every drain trap full and the foundation dry. A floor drain that goes weeks without water lets the P-trap evaporate, and that open pipe is a direct line to the sewer. Run water in the guest bath, laundry and garage drains monthly. Outside, fix the leaking hose bib, clear the gutters, and move mulch and wood piles back off the slab so the foundation stops staying damp.
Sealing the perimeter is the prevention that holds. Our team keeps the Scorched Earth Barrier live around the foundation, seals the garage threshold and weep holes, and treats the drain access so the next wave from the sewer cannot get in. A surface spray cannot do that, and a roach can flatten under a worn door sweep, so the gaps matter as much as the product.
The honest math on roach control. A single Roach Knockout visit clears the ones pressing in today. A quarterly plan clears that and keeps your home sealed through the August-to-October peak, when the sewer population is highest. For homes near a greenbelt, storm drain or older sewer main, recurring service is the model that holds the line.
American Cockroach Control in McKinney, Allen, Frisco, and Plano
Water bug pressure runs hardest near greenbelts, creek corridors and older sewer infrastructure, where drain access and damp foundations give the roaches a way in. We dispatch daily across all 14 service cities.
Allen, TX
High pressureHomes along the Watters Creek and Bethany Lakes corridors back onto creek drainage and storm-water channels, which is prime water bug territory in the late-summer heat. Older sections of Twin Creeks with mature irrigation keep the soil damp against the slab. We treat the floor drains and the foundation line, not just the roach in the tub.
Allen pest control
Frisco, TX
High pressureFrisco's heavy irrigation and the creek corridors through Phillips Creek Ranch and along Cottonwood Creek keep ground-level moisture high, exactly what American cockroaches need to harbor outdoors. Restaurant-dense stretches near Stonebriar sit over shared sewer infrastructure that feeds reservoir populations into nearby homes.
Frisco pest control
McKinney, TX
High pressureWe pull water bug calls across Craig Ranch and Stonebridge Ranch, where garages with floor drains give the sewer a straight shot indoors. Older homes around Historic Downtown sit over aging sewer lines where joint gaps at the slab let roaches up the plumbing. The garage water heater closet is the spot we check first.
McKinney pest control
Plano, TX
High pressureEast Plano homes near the Spring Creek and Los Rios greenbelts back onto wooded creek drainage where American cockroaches breed in leaf litter and damp mulch. Established Willow Bend streets with older plumbing show the classic sign: a big roach in the guest bath that came up a rarely-used drain.
